Why beachside patio windows are different

If you've owned an oceanfront home for any length of time, you already know: the coast eats hardware. Three things make a beachside installation its own job:

• Salt air corrodes standard materials. Mill-finish aluminum and ordinary steel fasteners pit, streak, and fail fast within sight of the ocean. Coastal patio windows need corrosion-resistant frames and stainless hardware, or you'll be looking at rust stains and stiff tracks within a couple of seasons.
• Oceanfront wind exposure is higher. Barrier-island homes sit in a tougher wind-load category than inland properties, and the framing has to be engineered and permitted for it. (More on that below.)
• The sun is harsher near the water. UV reflecting off sand and water yellows cheap vinyl and bleaches finishes faster. Material choice has to account for it.

Will salt air ruin patio windows?

It will ruin the wrong ones. Standard mill-finish aluminum and ordinary steel hardware corrode fast near the ocean. We build coastal jobs with corrosion-resistant frames and stainless hardware specifically so that doesn't happen.

Can I open them to get the ocean breeze?

Yes — that's the main advantage over glass. Vinyl four-track panels open in increments and acrylic panels slide or remove entirely, so you let in the breeze and view while keeping out sand, salt mist, and rain.

Are they hurricane-rated?

No. They're built to keep out everyday coastal weather. For a named storm, panels are rolled up or removed and your screen structure handles the wind. New framing is permitted to the coastal wind-load code for your location.

Do I need a permit for a beachside home, and what about wind-load?

Yes. Enclosing a structure requires a permit, and on the barrier island it's built to a higher (oceanfront) wind-load standard than inland. We handle the permitting and the engineering.
